The new buildings on the main beach of the East Frisian island of Spiekeroog form a carefully derived yet identity-forming ensemble of buildings in the highly sensitive natural dune landscape. On the base level of the existing beach hall, a sophisticated gastronomic offer is being created and in the area of the beach sports hall, space- and cost-efficient accommodation is being created for seasonal staff from the catering trade and DLRG lifeguards.

The new beach hall is located in the middle of the dunes; following the topography, the building extends over two storeys on the dune side and three storeys on the sea side. In addition to a self-service restaurant on the first floor, an upscale restaurant will be set up on the upper floor. In view of the requirements for robustness and durability, the lowest storey, which is buried in the ground, and the majority of the internal load-bearing components are made of reinforced concrete. The load-bearing components on the ground and upper floors are made of timber. This enables the construction of a highly insulated building envelope in passive house quality. To ensure that the existing plinth floor can bear the loads from the new upper floors, a steel structure is being built as a transfer level. The steel structure rests on steel supports under the ceiling of the basement floor and thus ensures the load transfer to the plinth floor below.

The apartment building in timber construction is supported on the floor slab and the foundations of the beach sports hall. A modular construction method with two different systems is planned for the supporting structure: a column and beam system with floor and ceiling slabs and solid timber walls with floor and ceiling slabs. The advantages of modular construction lie in particular in shorter construction times, greater planning reliability and, in this case, simpler logistics.
