Optima - Maschinenfabrik Dr. Bühler GmbH is one of the world market leaders in the manufacture of machines for the packaging sector. The new building for MaWi (Maschinen-Wirtschaft) on the Optima factory site in Schwäbisch Hall consists of a logistics hall with an adjoining 2-storey administration building with a basement.

The entire building measures approx. 106 m x 84 m in plan and is 23 m high. Due to the short planning and execution time of just 20 months in total, the approx. 7100 m² logistics hall was built entirely in prefabricated reinforced concrete and the adjoining administration wing in a combination of semi-prefabricated parts and in-situ concrete. The foundations for the building were laid in September 2017 and the shell was completed 5 months later in February 2018. All elements of the hall's supporting structure were manufactured in the precast reinforced concrete plant and assembled on site. The administration wing with floor plan dimensions of approx. 84 m x 22 m has a basement and 2 upper floors. Reinforced concrete element walls were used as semi-prefabricated parts for the construction of the basement. The ceilings and walls of the upper floors were constructed using in-situ concrete with curtain wall elements. The single-storey logistics hall has floor plan dimensions of 84 m long and 84 m wide. The height above ground is 10.35 m. The hall does not have a basement and can be accessed by forklift trucks. The prefabricated reinforced concrete columns, which are up to 10 m high, were designed for both the impact loads of forklift trucks and crane runway loads, resulting in significantly larger cross-sectional dimensions than in multi-storey buildings, for example. The columns are designed with pockets in the head area, on which the longitudinal and cross beams rest.
